North Ranch is home to exceptional whitetail deer and some of the best quail, dove, and Rio Grande turkey hunting in the state. The deer herd has been carefully managed since 2017, and hunting has been limited to the owner's family, friends, and private business associates. Mature whitetail bucks scoring 170 to 190 have been harvested over the past three years. The ranch also hosts axis deer, sika deer, feral hogs, and a variety of native game species.
The land transitions from deep, rich blackland in the river bottom to strong red clay and then sandy loam uplands. Flowering pecans, Mexican sycamores, and oaks in the river bottom, with white brush, blackbrush, guajillo, mesquite, guayacan, and other protein-rich browse species provide food and shelter for wildlife in the uplands.
As part of an ongoing brush management plan, the land has been selectively cleared and tailored to improve habitat diversity and encourage growth of grasses and forbs essential to upland birds. Native grasses have been reestablished where suitable.
The pristine, turquoise-hued Nascara River flows through the ranch, punctuated with deep blue holes ideal for swimming and fishing throughout the year. The ranch holds water rights across the Nascara.
In addition to the river, the North Ranch includes about 1.5 miles of surface water, approximately a quarter mile wide, fed by runoff and irrigation from various creeks and ponds.
To ensure consistent water availability, more than 15 miles of buried-poly water lines (7.5 miles each of 2-inch and 4-inch) have been installed. The water distribution system includes eight 9-foot-diameter cement tanks with matching troughs, and two 20-foot-diameter storage tanks, also with 8-foot troughs.
